The new development will be a mixed use site in the centre of Bristol, with façade retention, archaeological investigation and logistical challenges common to many city centre developments.
Finzels Reach will revitalize and invigorate a prominent 2.3 hectare waterside site by providing 1,000,000 sqft of high-quality mixed-use development, including over 402,000 sqft of office space, 398 residential apartments, 87,155 sqft of retail and leisure space and 152,114 sqft of parking.
In addition, the site will offer open public spaces, car parking, community facilities and pedestrian walkways, including a state-of-the-art pedestrian bridge, known as Mobius Bridge at Finzels Reach. This bridge will connect the site to Castle Park in the centre of Bristol.
Capita Symonds has been appointed as project, cost and marketing manager for the project.
A team of project managers are working closely with the client to ensure that the project is delivered on time and within budget. The team will be the interface between the client and design team and will manage any design issue that arise as well as responding to any of the client's requests for change. It will also assist in the procurement of contractors and advise the client on which options are available.
The project is currently in the early stages, with demolition currently taking place on site. When demolition is complete and the construction works begin, Capita Symonds will be Contract Administrator for the project. This role will include monitoring and managing day-to-day issues on site and working closely with the contractor and will commence in February 2008.
Our team of cost mangers is working to ensure that the budget is closely monitored throughout the life of the project. The first task to complete is a full cost plan of the project to provide a clear breakdown of project costs that will then be a baseline for the rest of the project.
The success of the development is driven by a series of milestones in terms of number of units sold on site. It is essential to mange this process to ensure that the strict targets are met at each stage. Capita Symonds has been appointed to manage this process on behalf of the client as which also incorporates the overall marketing strategy for the development, including private and affordable housing, commercial and retail units.
I'm a member of the project management team on this project. The scheme has recently started on site and I helped set up the necessary management systems and procedures that need to be in place in order for the management to run smoothly.
My role will progress with the project and I am now working on the prequalification and tender process for contractors as well as making sure the marketing suite is delivered in line with the programme. When demolition is complete and construction commences in February 2008 I will be based on site in the role of Contract Administrator and have a hands on approach to dealing with any site issues that come up.
Working on site will be a new experience for me and I am eager to take on the challenge of learning new skills to take on this role and am really excited about seeing this project through from the start of demolition all the way to completion.
