The services provided within Strategic Property & Workplace Projects can be separated into four distinct areas:

Property strategy (Portfolio Planning) – This estates consultancy service analyses existing property portfolio to evaluate performance across a number of metrics, identifying options to better align the property to the business needs and increase the efficiency as well as assisting with cost reduction initiatives.

2. Workplace Solutions

Workplace strategy - This workplace consultancy team has many years of experience providing innovative workplace solutions that are flexible in use and enable an agile workforce to be at their most productive and reduce property operating cost at the same time.

We have a proven track record of delivering complex and challenging accommodation strategy projects that require detailed assessment, definition and delivering optimum workplace and property based solutions to meet both current and future needs of the organisation. 

Our workplace solutions will help deliver a well considered workplace design to bring the added value of improved staff morale, identity, retention, belonging and productivity, and contribute towards many organisation’s vision and key objectives.

In many cases, it is not unusual to find the way in which people work and the facilities that they use are not aligned to each other.

3. Project Leadership

This term defines the services carried out by our consulting team, many of whom have held senior positions within large corporate real estate organisations, when undertaking the following activities;

  • Identifying the need for a project
  • Project definition and briefing
  • Programme management
  • Option analysis, appraisal and recommendation
  • Procurement strategies
  • Business case writing
  • Implementation monitoring

Often referred to within organisations as a ‘Project Sponsorship’ role, we are able to place individuals with project leadership expertise and many years of programme management experience within existing client’s team to complement and enhance in house capacity forming an effective partnership that will deliver cost effective results.

Whilst we have a clear methodology and activity planning for this Leadership role, we recognise that every client is different, and the drivers for each project varied. Our first activity is therefore listening; we need to understand how your organisation works, what the key drivers and objectives are and identify where we can best add value.

4. Behavioural Change

A carefully constructed change programme is critical in any workplace transformation. We use our expertise to ensure that change is effectively planned, and managed, and not left to chance.

When an organisation attempts a workplace change focused on its operations, a sound property strategy and robust execution plan including workplace design solutions are not necessarily enough.

Delivering business transformation through a sound property strategy and robust execution plan, including workplace design solutions,  often overlooks a fundamental element.;  another important factor in realising the full benefits is behavioural change. Failure to consider how people work and behave and supporting them to find new and improved ways of working puts the original business case benefits at risk:

  • At a strategic level, project overruns can occur due to delayed decision making through lack of engagement and consensus amongst the senior stakeholders.
  •  At an operation level, efficiency and productivity benefits of a re-designed workplace can be lost as habits and work practices are not modified along with the physical environment.
