Designs have been unveiled for the first
Local Authority new-build houses to be built in Salford for nearly
30 years.
A team from Urban Vision – Capita Symonds’
joint venture partnership with Salford City Council – designed the
houses which are part of a programme that will see 101 new houses
built across ten sites in Salford.
The £13.5m scheme – part of the government’s
Local Authority (LA) New Build Programme – is being part funded by
a £8.12m grant from the Homes and Communities Agency.
Urban Vision is providing multidisciplinary
services on the project including architecture and landscape
design, planning and building control, project management, quantity
surveying, geo-environmental consultancy, civil and structural
engineering, mechanical and electrical engineering,
CDM-coordinator, code assessment and Clerk of Works.
All homes are in line with the Code for
Sustainable Homes (CfSH) Level 4 and Lifetime Homes space
standards. The CfSH Level 4 standard requires that homes are 44%
more efficient than building regulations with regard to thermal
efficiency, use renewable energy (solar water heating panels). The
LA New Build houses also have rainwater harvesting, mechanical and
ventilation heat recovery systems and use off site (Modern Methods
of Construction) techniques to achieve the performance and reduced
construction period.
The Lifetimes Homes standard also requires
wheelchair space standards, potential lift position and ground
floor shower facilities.
Construction has just started on site with
completion due in March 2011. The construction work has been
procured through Salford City Council’s partner-framework with the
appointed contractors being G&J Seddon Limited and Cruden
Construction on the project.
