The project

The redevelopment of 20 Gracechurch Street is a joint venture between Aviva Investors and Atlas Capital and was completed in 2009.

The building has undergone comprehensive refurbishment, including a totally new façade on the ground to third floors, designed by ORMS Architects. Three floors of the building remained in occupation during these works.

Capita Symonds acted as CDM Co-ordinator and carried out regular site safety audits for the client.

There were two phases: Main Works (LG, G and 1-6 Floors) and Tower Works (Floors 7 to 15, although floors 11,13 and 14 were not included as they remained occupied throughout the works).

This scope of works was broken down into two elements and involved:

  • Completing a desk top study identifying all services, residual hazards such as hazardous materials, sequence and methodology of soft strip out.  Identification of all necessary Health & Safety arrangements for protection of operatives and third parties such as the building occupiers and other contractors.
  • Removing and dismantling elements of the building fabric, mechanical and electrical services, fixtures and fittings on all designated floors. The areas for work were identified by the architectural / structural / mechanical and electrical consultants specifications and drawings forming part of the tender package.

Tower Works

The scope of the works comprised the refurbishment of floors 7, 8, 9, 10, 12 and 15 to provide B1 office space. Levels 7, 8 and 12 contained double height “barrel vault” spaces. There were also glazed “Winter garden” areas at 7th and 10th floors. Floors 11, 13 and 14 remained in occupation throughout the works and did not form part of this contract. Services to these floors were maintained during the works.
