The project
The premises comprises seven offices suites, situated
across four floors, in a mixed use building also comprising a
ground floor retail element.
Our lease advisory team was instructed by the
landlord to deal with the forthcoming diary events on the office
space in a timely manner. The best rent was to be achieved at
review with tenants secured on new leases at market rents upon
expiry.
This work was to be undertaken in conjunction with refurbishment of
the common parts which was overseen by our property management,
building consultancy, office agency and asset management
departments.
Market rents were achieved reflecting refurbishment works.
Favourable evidence from within the subject building was
established and utilised for the forthcoming diary events. One
suite became vacant and we were able to immediately let it to a
company associated to the outgoing tenant due to the good
relationship which we had developed. We were also able to achieve
additional tenant contributions towards the future refurbishment of
the common parts.
