The project

Woolf were appointed as project manager and construction
manager respectively to complete the project after the
original traditional contractor was dismissed.
The high profile project involved the restoration of a historic
natural spa complex over seven floors, including a rooftop
pool, indoor pool and 2 additional pools located within the listed
buildings.
Woolf was responsible for the procurement and management of 20
trade packages to ensure the satisfactory completion of works to
scope and specification of a full design team, including
conservationist architects. Specialist trade packages included the
spa water treatment and specialist decorative finishes.
Due to the investigative and remedial works required to move the
project through to practical completion, construction management
offered ultimate flexibility to the client and consultants with
regard to design and construction solutions. CM also provided
robust cost forecasting to the client which allowed early and
accurate forecasting of out turn costs.
The Construction Management approach allowed existing trade
contractors, appointed by the original traditional contractor, to
be re-appointed. This provided those contractors with a level of
comfort, both constructional and commercial, with regards to
completing the original works and the introduction of new
works.
Woolf also carried out the cost reporting role
for ultimate issue to the local authority PQS and internal cost
management. This included monthly valuations / management of
variations / change control procedure / monthly cost reporting
through to agreement and settlement of final accounts.
