The project

Capita Symonds was instructed to manage the dilapidations process and undertake the internal and external of refurbishment the property following the expiry of the tenant’s lease. Scottish Widows required a fast turnaround to upgrade the floor areas ready for new lease negotiations. Concluding the dilapidations negotiations, Capita Symonds ensured that the full amount of damages were received contributing to the forward funding of the refurbishment.
 
As the project was forward funded by the client following dilapidations negotiations, Capita Symonds ensured that the correct advice was provided to the client ensuring the specification of works was sufficient to achieve the best possible recoverable dilapidations damages while at the same time, delivering an upgraded space. Once agreed, Capita Symonds ensured that the works were carried out to the required quality, budget and to programme.
 
Capita Symonds liaised closely with the letting and management agents to ensure the specification of works delivered to the quality required for speedy lease negotiations post contract. By providing detailed advice on the dilapidations process, Capita Symonds were able to save the client money by negotiating the full amount of damages, which substantially contributed to the refurbishment works.
