The project
On completion of an internal business restructure, the
Co-operative Insurance Society looked to outsource the fund
management and day to day property management.
The property portfolio consisted of shopping centres, retail
parks, town centre retail, industrial and office properties.
A key objective was to develop a project plan, to make use of
the experienced staff across our office locations. This had to be
implemented whilst incorporating TUPE transfer members into the
team and ensuring continued financial reporting.
As the appointed property manager, Capita Symonds had to work
closely with the fund managers, with the combined strengths of
disciplines ensuring a seamless overall service offer.
Capita Symonds has drawn on specific management disciplines in
order to maximise use of the expertise available to the client and
present a ‘single team’ approach.
One of the key features in the management of this portfolio is
the total energy management contract, which we managed efficiently
in conjunction with our Environmental team and service partner.
Mindful of the need to have a close working relationship with
the Fund Managers, we introduced a web enabled property management
database to assist with communication and reporting.
Capita Symonds was able to provide a holistic service as our
property management team was able on draw upon previous experiences
of large portfolio management instructions while coordinating
across other disciplines to provide an impressive array of services
that could be considered outside the scope of our normal management
duties.
Since the commencement of the energy contract, we have achieved
energy reductions on a number of the properties, with the savings
being passed back to the service charges.
In addition, we provide an annual sustainability report, which
features local community involvement at shopping centres and
initiatives such as waste recycling.
