The project
Over the past decade sustainable building design has
become big business. But whereas sectors such as education
previously led the way, it is now the big businesses themselves
that are demanding new buildings with a raft of cutting edge,
eco-friendly features.
Since opening in 2008, Eversheds LLP’s multi-million pound
global headquarters in the City of London has been hailed as one of
the most sustainable corporate buildings in the UK. Home to one of
London’s largest (1650 sq m) ‘living’ green sedum roofs and
featuring a number of environmentally-friendly features, the
international law firm’s 160,000 sq ft offices are the perfect
example of how companies can implement sustainable business
strategies into their property portfolio.
Capita Symonds first became involved in the project at its
inception back in 2005 when the client was considering options for
its future property needs. This early involvement was crucial as it
enabled us to play a key role in the appraisal and acquisition of
the new premises at One Wood Street.
Our team then went on to provide cost and project management
services on the scheme, leading the development of the workspace
brief and subsequent design, while also developing a bespoke
two-stage procurement process to meet the client’s ‘critical
success’ factors:
- Programme: To ensure Eversheds relocated to its new premises in
line with the breaks in its existing lease (including seamlessly
migrating headquarter staff to the new offices over just two
weekends);
- Cost: To ensure cost certainty prior to appointing the
contractor;
- Quality: To ensure a high quality finish was achieved for both
fee earning and client facing areas.
The building has achieved an Excellent BREEAM rating thanks to
features such as ‘chilled beam’ temperature control - long tubes of
hollow metal filled with water that provide an energy-efficient
method of cooling thereby reducing energy wastage common with
traditional air-conditioning - and intelligent lighting systems
that incorporate absence detection and natural daylight sensing to
reduce the amount of energy required for artificial light.
Nevertheless, it is the building’s role as an exemplar for other
similar developments that is perhaps most important. As offices
make a huge contribution to carbon dioxide emissions because of
their high energy consumption, a high-profile firm such as
Eversheds taking a lead in the sustainability arena is highly
significant.
