The project
The CNWL NHS Foundation Trust, with 86 buildings across
eight London Boroughs, is under enormous pressure to produce year
on year savings as part of their Cost Improvement
Programme.
Capita Symonds carried out a strategic review of the CNWL’s
clinical estates over 10 weeks and identified a potential to
improve occupation densities, utilisation, rationalisation of the
portfolio and introduce new ways of working. The review includes
the interviewing of services heads across the organisation from a
sample of service lines to understand their operational needs,
analysis of existing property data and comparisons with relevant
industry benchmarks, and a survey of a representative sample of the
portfolio.
The project identified a
potential to reduce their property portfolio by 31% and property
footprint by 23% through measures such as intensifications of the
accommodation by re-planning and the introduction of more relevant
work settings. We also considered key location drivers and
operational demand profiles in order to establish potential
consolidation opportunities.
The Capita Symonds team clearly understood the project brief to
review the Central and North West London NHS Foundation Trusts
Estate, and delivered a compelling and comprehensive report. The
team, led by David George, went above and beyond the call of duty and the material produced was of an excellent quality giving clarity to a complex situation. The team were empathetic when interviewing staff during the review, earning them a 100% satisfaction rating, and managed to get to the bottom of issues in an objective and professional manner. The outcome of this review
highlighted the potential to lower their property operating costs
from the clinical estate by c42% or £2m per annum. A capital
investment was required to deliver these ongoing savings, however
the indicative payback will be in the region of 30 months.
We also identified a 15% reduction in energy consumption by 2012,
thereby reducing their carbon footprint by 541 tonnes per
annum.
We are currently in discussion with CNWL NHS Foundation Trust to
review the impact of the Service Redesign on the estate and
implement a pilot project to realise the benefits that were
identified in our strategic review.
